Here is my ongoing look at inventory levels in the Sarasota real estate market.
July 22nd
4,486 single family homes for sale
154 more homes on the market since July 6th
3,062 condos for sale
20 more condos on the market since July 6th
I searched Sarasota, Lakewood Ranch, Lido Key, Longboat Key, Siesta Key, Bird Key, Casey Key, Nokomis and Osprey for these numbers. MLS data is believed to be accurate but not guaranteed.

Thanks for the continuing updates. I'm curious as to the historical high number of available single family homes on the Sarasota market. Was it back in 1981-82, 1987, or 2001-02 ? How far back does your MLS database search go ?
Will we hit 5,000 single family homes available for sale on the MLS in the not too distant future? I think so, quite easily.
There are speculations that on the upcoming August FOMC meeting the Fed may not raise interest rates - although I think it's a minor pause in a necessary continuing rise of rates that puts further pressure on home prices.
We shall see.
I agree that for those who are looking for a house to live in for the long term, that there are selectively, areas where one can buy and do so with confidence.
There still remain MANY houses that are WAY overpriced given the current economic backdrop. To those who continue to place their heads in the sand and ignore the reality of higher interest rates, I wish you all good luck.
You will most certainly need it.
