Here are the most recent inventory numbers from the Sarasota MLS for Sarasota, Lakewood Ranch, Osprey, Nokomis, Lido Key, Longboat Key, Bird Key, Casey Key and Siesta Key.

Marc,

According to the statistics you follow, how many years ago was it that there were this many single family homes on the market ?

Also, what were the sales figures for January of this year ?

I don't have any hard numbers at my finger tips but in the 7 years I have been selling real estate I have not seen inventory levels this high. You have to keep in mind all of the new homes added to this market in 2003 - 2006 so we should naturally have higher inventory levels as the city gets larger.

To compare apples to apples the January sales figures for Sarasota, Lakewood Ranch and all of the keys are as follows:
Single family homes - 151
Condominiums - 127.

This information comes from the Sarasota MLS and not the property tax records.

The good news is that January was a very busy month and February is looking very active as well. This week several of the areas luxury waterfront homes went under contract. If you have a good home and it is priced realistically there are buyers for it.
