A Clean Home Sells

Prospective buyers respond to sight, smell, sound and how they “feel” when they enter a home. Appearances are so critical in a sale. The look and feel of your home can generate an emotional response in buyers. It is important to make it a positive response.



The first and most impacting step of selling a home is the clean up. Even before you start picking prices and interviewing brokers, give your house the top to bottom, inside to outside twice over.



Start by removing clutter. Clean out the closets, the basement, the attic or wherever you like to store “things”. This means literally emptying the area, cleaning the walls and floor of the area and placing minimal items back in an organized fashion. Some people may have to rent a storage unit to accomplish this, but a closet shouldn’t be so packed that a buyer can’t determine its size and function. Make sure all storage areas have a good light source for viewing (actually it is best to make sure all lights in the home have functioning bulbs).



Wash down the walls, baseboards, chair rails and trim. Whatever features your home has make sure it is cleaned; especially baseboard heat registers. Work from left to right around the room, starting at the ceiling and working your way to the floor. Repair large holes and stains and apply fresh paint in rooms that need it. Clean the windows and curtains. Make sure the windowsills and the area between screen and glass are clear of all debris. Scrub the floors and shampoo the carpet. Replace leaking or worn fixtures, especially in the kitchen and bath, as these are the rooms that sell a home. Don’t forget to clean out under the sinks and make sure all filters on the heating/cooling system and air cleaners are replaced.



Most importantly-get rid of bad smells. Odors are guaranteed deal breakers. Pay attention to pet and cigarette odors.

If the thorough clean doesn’t break through the scent, then place potpourri in a room. The new “plug-in” scents are a dead give away that you are covering something up so try and be subtle or just bake some cookies before each showing (but don’t forget to get everything cleaned up).



Head outside and work your way around the house. It is called curb appeal and it is the first impression of your house. Make sure all debris is removed and the yard is well manicured. Make sure the exterior doesn’t need cleaned in any area: discolored siding, window casings. Clean all windows. Check to be sure gutters are clean and functioning properly.



You will never know what turns a buyer off. Take the time to repair squeaks, non-functioning switches and cracks. Wage war against the dust bunnies, straighten and tidy and get rid of the clutter. Always remember you aren’t just competing against other “lived in” homes; you are up against the new buildings as well.
