Buyers Market

Not too many sellers want to admit it but we are currently in a buyers market. I have spoken to agents around Florida and other parts of the country and it seems to be the same across the board. There is plenty of property for sale putting the buyers in the drivers seat. The strong sellers who can afford to wait for a balanced market will be fine. The weak sellers who need to sell will have to take less for their properties.

This is a great time to be a buyer - interest rates are still relatively low, there are plenty of properties to choose from and it looks like prices have declined a bit from about 6 months ago. Home Sellers: Overpricing Was Biggest Mistake They Made When Listing Homes

Rismedia wrote an article recently on mistakes home sellers make in an email survey conducted by Househunt, Inc. The number one mistake was overpricing their home. As the real estate markets slow down across the country it is crucial to price your property accurately when selling.

The 2nd biggest mistake was “dealing with the same real estate agent who represented the buyer,” thereby setting up a possible conflict of interest and possibly a perception that the buyer was getting a better deal.

Third biggest mistake was “failure to disclose known defects or problems.” Virtually tied for fourth place were: “under pricing their properties” and “not utilizing Internet technology to market their properties.”

You really can't find much new under $400k in Sarasota, however there are many options in North Port, Ellenton and Palmetto.
