Sarasota real estate market cooling off?

More houses in region hitting the market, tempering prices

Home prices edged off an August high by nearly 4 percent last month, another possible signal that Southwest Florida's scorching housing market is shedding some heat.

The September snapshot of Southwest Florida's housing market comes as more and more houses are going up for sale during the traditional off season and helping to stabilize and sometimes lower prices.

Though the total number of houses moving during September was still down 6 percent from the same month last year -- speaking to a tight supply -- it was the third straight month where inventory loosened.

In July, there were 28 percent fewer homes sold than in the same 2004 month, but in August that figure was only 9 percent fewer. Statewide, the number of sales during September rose 33 percent to 20,368, the Florida Association of Realtors reported.

Still, the median sales price of $334,100 during September was 27 percent more than $263,900 the year before.

That shows that Sarasota-Bradenton remains a very hot market, real estate agents say.

The market is still hot but just not as active as it was a few months ago. You just cannot expect the market to continue go up at these rates forever. It will interesting to see what will happen when the hurricane season is over, it gets colder up north with plenty of snow storms and the snowbirds return to the area. This could be the calm before the storm. With an increase in inventory and buyers having a little more leverage this could be a great time to buy. Should developers build or pay for affordable housing?

What are your thoughts on affordable housing and who should pay for it? The Sarasota area definitely needs to address this problem. Our community cannot thrive on just the wealthy residents. We need all income levels to support Sarasota and to continue to make it a great place to live.

St. Armands gears up to give the shopping district new life

When retail consultant Bob Gibbs told people he was working with a developer in downtown Sarasota several years ago, he kept getting the same reaction.

"They automatically assumed I was working in St. Armands Circle," Gibbs said.

St. Armands Circle's reputation as a shopping mecca overshadowed the city itself.

"You have a brand name that is known around the world," he told St. Armands Circle retailers and city officials during a speech at Sarasota's Ritz-Carlton last month.

But downtown Sarasota is gaining steam as a destination with retail projects in the works and a handful of high-end condominium projects under construction. With development there, expansions to local malls and the massive town center Benderson Development is planning near Interstate 75 and University Parkway, tourists will have more options in the near future.

"You will be seeing a lot of competition coming your way -- it's inevitable with the demographics," Gibbs said.

So St. Armands is stepping up its game.

SARASOTA -- Fresh from a successful takeover of a premier downtown waterfront property, Realtor Vicki Mann has set her sights on an even bigger target -- the one thousand feet of bayfront dirt underneath Sarasota Harbour East.

The plucky Brit says a developer is willing to pay $1 million to $1.3 million to the owners of all 84 condominiums, which sit behind a stretch of seawalls and offer a panoramic view of Sarasota Bay.

To make the numbers work, a developer would likely need to charge a minimum of $3 million per unit.Mann's move on Harbour East is another chapter in what is becoming a hot niche of the real estate market.

Running out of open space on which to build multimillion-dollar condos, developers are being irresistibly drawn to the city's older stock for redevelopment.The overall $102 million purchase price for Harbour East -- along Ringling Causeway between the bridge and St. Armands Key -- works out to $18.6 million per acre.
